9 Questions to Ask Your Realtor When Selling a Home

Selling your home is a significant milestone that deserves professional guidance and support. Choosing the right Realtor can make all the difference in how quickly your home sells, how much you get for it, and how stress-free the process feels.

In today’s market, with fluctuating interest rates and shifting buyer behavior, working with an experienced and well-connected real estate agent is more important than ever. But not all agents will align with your goals and expectations. To find the best fit, it’s essential to ask the right questions upfront.

Here are 9 questions every home seller should ask a Realtor before hiring them:

1. Are you familiar with my neighborhood?

In a city like Tallahassee (where each neighborhood has a unique charm, price point, and buyer pool), it’s critical to hire an agent who knows your area inside and out. Your Realtor should understand what makes your neighborhood unique, along with knowing about the local amenities, schools, and recent comparable sales, to market your home effectively. At the end of the day, they’re not just selling your house, they’re selling the community, too. 

Experienced Realtors come to the first meeting well-prepared. They’ll bring a professional listing presentation, recent local market comps, and a thoughtful list of questions about your home and selling goals. These details show that your Realtor has done their homework and that they have a clear strategy to market and sell your home effectively.

2. What’s your sales track record, specifically with listings?

Don’t just ask how long they’ve been in the business, ask how many homes they’ve actuallysold. A seasoned listing agent should be able to provide concrete numbers and examples, including how many homes they’ve closed in the last year. Someone may have 10 years of experience but only a handful of sales. What you want is proven success with sellers.

Don’t overlook new agents; they can bring valuable strengths to the table. While they may be newer to real estate, many have backgrounds in marketing, sales, finance, or other careers that provide useful skills when it comes to selling your home. One of the key advantages of working with a newer agent is the highly personalized experience they often provide, with extra time and attention dedicated to each client.

3. Do you specialize in working with sellers or buyers?

While many Realtors serve both buyers and sellers, make sure your agent has a strong background in listings. Ask about their most recent home sales and how they typically help sellers prepare, price, and promote their homes. Ideally, about half of their business should come from working with sellers.

Selling a home is a very different process from buying one. While buyer’s agents focus on helping clients find the right property (including scheduling showings, writing offers, and negotiating terms), a seller’s agent takes on a more strategic role. They determine the optimal pricing, create a comprehensive marketing plan, coordinate showings, and present your home in the best possible light. A skilled listing agent knows how to maximize your home’s exposure and value while ensuring a smooth, stress-free sale.

4. What is your strategy for pricing and marketing my home?

Your Realtor should have a clear, customized sales plan. This should include: a comparative market analysis (CMA) to determine the best price for your home, professional photography and videography, online listings on well-known real estate platforms, social media marketing, and email blasts about open houses (when applicable). In Tallahassee’s competitive market, especially during slower selling seasons, strategic marketing can make or break a sale.

Be cautious of Realtors who agree to an unrealistic listing price just to win your business. One of a Realtor’s key responsibilities is to set a competitive and accurate price based on current market conditions. 6. What’s your availability, and how will we communicate?

Make sure your Realtor’s schedule aligns with yours. Do they work full-time or part-time? How quickly do they typically respond to texts, emails, or calls? You deserve timely updates (ideally within a few hours on business days) and communication in the format that works best for you. If you prefer to call and they prefer to text, it can present issues in the future, so it’s better to clear this up beforehand.

7. How many clients are you currently working with?

While a busy Realtor is usually a good sign, be cautious if they’re juggling more than 10-15 active clients, without an assistant or other support staff. You want to ensure they have the bandwidth to prioritize your home and give you the attention you deserve throughout the entire selling process.

8. What is the average time it takes to sell a home?

While no agent can guarantee how long your home will take to sell, an experienced Realtor should give you a realistic estimate based on current market trends in your specific neighborhood. As of July 2025, in Tallahassee, homes that are well-priced and properly marketed can sell in 30-60 days on average.

9. Can you provide references from past clients?

A trustworthy Realtor should be happy to share testimonials or connect you with past clients. You can also check online reviews, Google ratings, or even ask around. Some Realtors will also have social media accounts you can follow, so you can view their career history.

Retirement Plans: Choosing Where to Live

Retirement or pre-retirement time in a senior’s life can spark a number of questions. Should you downsize? Upsize? Move to a senior community? You might even consider moving to a new location outside of your present town or city to be closer to family. There are many options, each depending on your wishes and lifestyle. To help you get started making these decisions, we have highlighted some factors to keep in mind, as it relates to housing.

Family

If your family continues to play a major role in your life, you might need to have an extra bedroom, or a play area for grandchildren visits. If you will be living in a multigenerational home, then accommodations may need to be made for separate living areas for yourself, or the other family members who will be living there.

Travel

Let’s say that you dream of doing more traveling, but still want a place that you call “home.” To make traveling easier, a property that takes care of itself is a good option. Look for a home that needs minimum maintenance, (think newer construction and a small yard). Townhomes or condos with homeowner associations are also a good choice.

Social

If you thrive on social activities, active adult communities or age-restricted communities may be just what you need for a happy retirement. These communities have full schedules of activities and events! Often they provide buses to take members to community activities such as symphonies, adult education opportunities, or day trips to neighboring towns or communities.

Staying Home

If staying in your current home is a priority for you, consider making arrangements to age in place. Some things to remember when preparing your home for your golden years are:

  1. Is it a one-story home?
  2. What is the home’s proximity to shopping, doctors’ offices, grocery stores, etc.?

Once you have thought about all this, then it is time to start making any necessary adjustments that will make it safer and more enjoyable as you age in your home.

For instance, if you love to cook, or entertain, then you will need adequate space indoors and out. If your present kitchen isn’t up to snuff, start replacing appliances that are older and replace them with energy-efficient ones; install pull out shelves on lower cabinets; replace an overhead microwave with a drawer microwave, or even a counter top one. Wall ovens are a great option if you have the space to accommodate them.

Another example of preparing your home is if you are still working and will continue to work, consider making an office out of a spare bedroom that is seldom used. This spare room could also be used for hobbies, such as painting, or crafts. Reorganize your garage if you want to do woodworking, or make space to store large equipment, like lawnmowers and the like.

Tallahassee Real Estate Year in Review

As we begin 2025, it’s the perfect time to reflect on the key moments and trends that took place in the Tallahassee real estate market last year. 2024 was full of community engagement, exciting Realtor highlights, and shifting market trends. At Coldwell Banker Hartung, we are proud to have played an integral role in both our local community and the dynamic real estate market. Here’s a look back at the year’s most notable events for our brokerage.

Community Involvement

We believe in giving back to the community that has supported us for so many years. Our team had the opportunity to make a difference in several ways throughout 2024.

In June, our team came together to support Second Harvest of the Big Bend. We spent a rewarding day packing food for our neighbors in need, assisting in providing resources to those facing hunger and food insecurity across 16 counties. We also teamed up with Momma P’s Ice Cream Truck to deliver sweet treats to the communities of Woodland Drive and Indian Head Acres, which were still recovering from the recent tornadoes. A special thanks to Jim Butler and Ginger Simpler who live in the impacted areas and took the lead in this project.

August was another standout month as our very own Cristina Garcia appeared on WCTV, sharing expert tips on how to make a move easier for families. Her advice helped families navigate the stresses of relocating, turning a challenging process into a smoother and more successful transition.

In October, we proudly supported the CEO Soak event, where our community raised over $144k for the ALS Association. Special thanks to Chip Hartung and Hettie Spooner for taking the ice-cold water challenge—your bravery inspired us all! We also supported Taylor County First Responders with a fundraiser organized by Sarah Murphy Scott, helping those who work tirelessly to restore the areas most impacted by hurricanes in our region.

The year concluded with a heartwarming holiday initiative—our team volunteered to Ring the Bell for The Salvation Army USA, spreading festive cheer and supporting those in need this season.

Realtor Highlights

Coldwell Banker Hartung had a year of exceptional growth and recognition, both within the company and in the broader Tallahassee real estate community.

Most notably, we would like to extend our congratulations to Jim Butler. Jim formally started his term as Tallahassee Board of Realtors President on January 25, 2024, at the Tallahassee Board of Realtors’ Passing of the Gavel ceremony. We are extremely proud of his leadership and commitment to the local Real Estate community as well as to his work as a Realtor at Coldwell Banker Hartung.

In May, Lisa Montgomery-Calvert, Jim Butler, and Mariela Bartens represented Coldwell Banker Hartung at the National Association of Realtors (NAR) Legislative Meetings in Washington, D.C. Their participation in this prestigious event underscores our commitment to leadership and advocacy within the Real Estate industry.

We also want to highlight the remarkable achievements of Mariela Bartens, who was inducted into the Hall of Fame for her contributions to the REALTORS® Political Action Committee (RPAC). Mariela’s dedication to protecting homeownership rights and advocating for the real estate industry is an inspiration to us all.

Our team also had an exciting year of awards and recognition. Ann Cleare and Virginia Glass were both honored as Senior Center Silver Stars, celebrating their contributions to Tallahassee and their profession. Kyle Footman earned a spot on Coldwell Banker Real Estate LLC’s 30 Under 30 list, an impressive recognition of his dedication and work ethic in the Real Estate field.

Additionally, we welcomed several new agents to the Coldwell Banker Hartung family, including Alicia Valenzuela-Aguilar, Amber Owens, Barbara and John Moody, Beeta Rezazadeh, Callie Avant, Erin Enright, Hayden Tschieder, Nicole Green, Niko Jarmon, Sophia Callahan, and Yamariz Banchs all of whom bring passion and dedication to our team.

Housing Market Trends (Leon County)

The real estate market in Leon County has seen a dynamic year, with some shifts in pricing, inventory, and buyer demand.

According to the Tallahassee Board of Realtors MLS data, 3,227 homes (which includes detached single-family homes, townhouses, and condos) sold in Leon County in 2024. The average number of days a home sat on the market was 53. The average listing price was $364,498 and the average price of a home sold for in our area in 2024 was $358,065.

Of note, 262 fewer homes were sold in 2024 in Leon County than in 2023 (3,227 in 2024 vs. 3,489 in 2023). Homes also moved a little slower in 2024 when compared to the previous year –- the average number of days on the market in 2023 was 46.

With fewer homes for sale, it increased the demand, therefore it’s not much of a surprise the average list price went up from $343,219 in 2023 to $364,498.

When looking at monthly highs and lows for 2024, June had the shortest days on market at 45, and February had the longest average days on market, at 68. September had the highest average sold price at $391,075, while January had the lowest at $319,643. And finally, May had the highest number of sales with 346 sales, while January had the lowest at 182 sales.

Affordability remains a critical concern for many buyers, with adjustable-rate mortgages becoming more common, especially as new construction continues to rise to meet demand. Millennial buyers, who now make up 38% of the buyer pool according to the 2024 Tallahassee Community Conference are increasingly seeking homes in flex spaces and walkable neighborhoods, making Tallahassee’s urban offerings a hot commodity.
