Tallahassee Real Estate Year in Review

As we begin 2025, it’s the perfect time to reflect on the key moments and trends that took place in the Tallahassee real estate market last year. 2024 was full of community engagement, exciting Realtor highlights, and shifting market trends. At Coldwell Banker Hartung, we are proud to have played an integral role in both our local community and the dynamic real estate market. Here’s a look back at the year’s most notable events for our brokerage.

Community Involvement

We believe in giving back to the community that has supported us for so many years. Our team had the opportunity to make a difference in several ways throughout 2024.

In June, our team came together to support Second Harvest of the Big Bend. We spent a rewarding day packing food for our neighbors in need, assisting in providing resources to those facing hunger and food insecurity across 16 counties. We also teamed up with Momma P’s Ice Cream Truck to deliver sweet treats to the communities of Woodland Drive and Indian Head Acres, which were still recovering from the recent tornadoes. A special thanks to Jim Butler and Ginger Simpler who live in the impacted areas and took the lead in this project.

August was another standout month as our very own Cristina Garcia appeared on WCTV, sharing expert tips on how to make a move easier for families. Her advice helped families navigate the stresses of relocating, turning a challenging process into a smoother and more successful transition.

In October, we proudly supported the CEO Soak event, where our community raised over $144k for the ALS Association. Special thanks to Chip Hartung and Hettie Spooner for taking the ice-cold water challenge—your bravery inspired us all! We also supported Taylor County First Responders with a fundraiser organized by Sarah Murphy Scott, helping those who work tirelessly to restore the areas most impacted by hurricanes in our region.

The year concluded with a heartwarming holiday initiative—our team volunteered to Ring the Bell for The Salvation Army USA, spreading festive cheer and supporting those in need this season.

Realtor Highlights

Coldwell Banker Hartung had a year of exceptional growth and recognition, both within the company and in the broader Tallahassee real estate community.

Most notably, we would like to extend our congratulations to Jim Butler. Jim formally started his term as Tallahassee Board of Realtors President on January 25, 2024, at the Tallahassee Board of Realtors’ Passing of the Gavel ceremony. We are extremely proud of his leadership and commitment to the local Real Estate community as well as to his work as a Realtor at Coldwell Banker Hartung.

In May, Lisa Montgomery-Calvert, Jim Butler, and Mariela Bartens represented Coldwell Banker Hartung at the National Association of Realtors (NAR) Legislative Meetings in Washington, D.C. Their participation in this prestigious event underscores our commitment to leadership and advocacy within the Real Estate industry.

We also want to highlight the remarkable achievements of Mariela Bartens, who was inducted into the Hall of Fame for her contributions to the REALTORS® Political Action Committee (RPAC). Mariela’s dedication to protecting homeownership rights and advocating for the real estate industry is an inspiration to us all.

Our team also had an exciting year of awards and recognition. Ann Cleare and Virginia Glass were both honored as Senior Center Silver Stars, celebrating their contributions to Tallahassee and their profession. Kyle Footman earned a spot on Coldwell Banker Real Estate LLC’s 30 Under 30 list, an impressive recognition of his dedication and work ethic in the Real Estate field.

Additionally, we welcomed several new agents to the Coldwell Banker Hartung family, including Alicia Valenzuela-Aguilar, Amber Owens, Barbara and John Moody, Beeta Rezazadeh, Callie Avant, Erin Enright, Hayden Tschieder, Nicole Green, Niko Jarmon, Sophia Callahan, and Yamariz Banchs all of whom bring passion and dedication to our team.

Housing Market Trends (Leon County)

The real estate market in Leon County has seen a dynamic year, with some shifts in pricing, inventory, and buyer demand.

According to the Tallahassee Board of Realtors MLS data, 3,227 homes (which includes detached single-family homes, townhouses, and condos) sold in Leon County in 2024. The average number of days a home sat on the market was 53. The average listing price was $364,498 and the average price of a home sold for in our area in 2024 was $358,065.

Of note, 262 fewer homes were sold in 2024 in Leon County than in 2023 (3,227 in 2024 vs. 3,489 in 2023). Homes also moved a little slower in 2024 when compared to the previous year –- the average number of days on the market in 2023 was 46.

With fewer homes for sale, it increased the demand, therefore it’s not much of a surprise the average list price went up from $343,219 in 2023 to $364,498.

When looking at monthly highs and lows for 2024, June had the shortest days on market at 45, and February had the longest average days on market, at 68. September had the highest average sold price at $391,075, while January had the lowest at $319,643. And finally, May had the highest number of sales with 346 sales, while January had the lowest at 182 sales.

Affordability remains a critical concern for many buyers, with adjustable-rate mortgages becoming more common, especially as new construction continues to rise to meet demand. Millennial buyers, who now make up 38% of the buyer pool according to the 2024 Tallahassee Community Conference are increasingly seeking homes in flex spaces and walkable neighborhoods, making Tallahassee’s urban offerings a hot commodity.
